Land Investing?

Last Saturday, me and my family were invited to an exhibition or preview held by Jardin Smith International, a local company that sells UK land to investors in Singapore and other countries. It's held at One World Hotel at One Utama where I was supposed to go for the hide and seek flashmob organised by Random Alphabets and Unicef in a campaign to raise awareness of child abuse. But in the end, I can't make it because of this event. So sorry guys. Especially to Ai Vee. =(

So upon arrival we were greeted by a client and relationship manager or a salesperson who would explain about how the concept of land investment works.  We were also given free food (breakfast and lunch) and RM 100 Parkson vouchers but it's just sort of a gimmick to get you interested. There's also some idle talk before that to get things, and to be honest, they're really smooth talkers. Here's how the concept works:

1. The company purchases a plot of greenbelt land. This is land that cannot be developed unless it is rezoned (a process known as getting planning permission) by the government.
2. The land is sub-divided into many smaller plots and sold to investors.
3. The company retains 25% of the land so that it is also “vested” along with the investors.
4. The company goes out to apply for planning permission. This process will take many years. As such, this is more of a long term investment. We were told this would take five to ten years at the minimum.
5. Once planning permission is obtained, the value of the land will rise 5-10 times (from your purchase price) and you can realise your gains when the entire site is sold. In Jardin Smith International’s case, 60% of the owners will have to agree before it can be sold through a voting after the land has been rezoned and after 15 years. But the land must be sold no matter what when it hits the 20 year mark.

They also explain some of the reasons why we should be investing in UK land:

• UK has a housing problem and land will only become lesser and lesser. And if I'm not wrong the Government needs to build about 30 million homes by the year 2026.
• The price of land has been increasing steadily (About 20-fold in the last 15 years).
• 2012 Summer Olympics will be held in London and this will have positive effect on the property market.

The plot on offer by Jardin was being sold for about RM 67000. An initial deposit of 10% was required and could be paid by credit card. The balance could be paid by credit card and UOB cardholders could even pay by interest-free 12 months installment plans.

In the end we decided that we're not going to invest for some reasons.  But I did get to learn something, which is a good thing. No pictures for this event though. And this will be my last post till I'm back from Penang. Good luck to all SPM candidates also!!! =)

Still Gonna Eat It?

Here's an article that I've just read a few days ago regarding fast food, but after reading it, I think I won't be eating McDonald’s anytime soon. Here's why. 

McDonald’s Happy Meal resists decomposition for six months

Vladimir Lenin, King Tut and the McDonald's Happy Meal: What do they all have in common? A shocking resistance to Mother Nature's cycle of decomposition and biodegradability, apparently.

That's the disturbing point brought home by the latest project of New York City-based artist and photographer Sally Davies, who bought a McDonald's Happy Meal back in April and left it out in her kitchen to see how well it would hold up over time. The results? "The only change that I can see is that it has become hard as a rock," Davies told the U.K. Daily Mail.

She proceeded to photograph the Happy Meal each week and posted the pictures to Flickr to record the results of her experiment. Now, just over six months later, the Happy Meal has yet to even grow mold. She told the Daily Mail that "the food is plastic to the touch and has an acrylic sheen to it."


Davies -- whose art has been featured in numerous films and television shows and is collected by several celebrities -- told The Upshot that she initiated the project to prove a friend wrong. He believed that any burger would mold or rot within two or three days of being left on a counter. Thus began what's become known as "The Happy Meal Art Project."

"I told my friend about a schoolteacher who's kept a McDonald's burger for 12 years that hasn't changed at all, and he didn't believe me when I told him about it," Davies told us. "He thought I was crazy and said I shouldn't believe everything that I read, so I decided to try it myself."

Some observers of the photo series have noted that the burger's bun appears at different angles, and therefore aired suspicions that the Happy Meal may not in fact be as "untouched" as the project's groundrules stipulate. Davies says there's a simple explanation for the mobile-bun effect. "The meal is on a plate in my apartment on a shelf," she says, "and when I take it down to shoot it, the food slides around. It's hard as rock on a glass plate, so sure, the food is moving."

Davies' friend was the person who should have done the additional research. Wellness and nutrition educator Karen Hanrahan has indeed kept a McDonald's hamburger since 1996 to show clients and students how resistant fast food can be to decomposition.

SICK

Feeling awfully sick today. Went out to KL Yap Ah Loy Temple in the morning to receive blessing for the upcoming finals in November. But after breakfast, that's where all the sickness starts coming. Of all the times that it could have happened. But now I'm suspecting that it's because of the dessert I shared with Ai Vee yesterday after she ate "the bomb". And yes, she's sick. *facepalms*

Wanted to make today a very productive day by finishing chemistry and calling for sponsors, but had the entire day taken away. Head is still throbbing now. I even had to force myself to go out to collect the blazer with my head feeling like it's gonna explode anytime just now. Robyn's right, the blazer's so freaking small. And sorry I couldn't make it to Pam and Sharleen's outing at Pyramid. Soooo sorry, but still, HAPPY BIRTHDAY!!! =D

Back?

It's really been a long time since I've updated this blog. But what can I say? It's either too busy to update it or I really don't have the mood at all. So many people have asked me the same question. How's Form 6? So for those who STILL don't know....Form 6's tough. No doubt about it, and it's gonna be tougher from now on. Can you imagine? Form 5 and SPM last year seems like a piece of cake? Just memorise everything and vomit all of them out in your exams.

Holidays are here and I guess all of us managed to sleep on like nobody's business. But still, it doesn't really feel like we're having a holiday. Assignments, homeworks and essays still not done. So yeah, you get the whole idea. But I'll have time to relax and take my mind of things. Been listening to lots of emo songs lately. =/
